Smart housing experience

The Smart Housing Experience by the Mohammed Bin Rashid Housing Establishment (MBRHE) is a transformative digital initiative reshaping how Emirati citizens access housing services in Dubai. By harnessing the power of artificial intelligence (AI), automation, and seamless integration with strategic government and banking partners, MBRHE has created a streamlined, intelligent platform that delivers faster, simpler, and more transparent housing solutions.

Through a single, unified digital portal, Emiratis can now apply for an entire suite of housing services—from land grants and construction loans to maintenance support, property additions, and even home switching—without the traditional delays or bureaucracy.

Key innovations powering the initiative include: AI-driven approvals based on real-time eligibility checks; full integration with Emirates Islamic Bank for instant financial processing; connected government services via live data links with Dubai Land Department, DEWA, RTA, and Dubai Municipality; pre-approved smart home designs that cut approval timelines; and predictive analytics that anticipate and proactively respond to citizen needs.

The results speak for themselves. Application approval times slashed by 98.5%, from 12 months to just 15 days. Service requirements reduced by 90%, making the user journey faster and more intuitive. Over AED2.8b was secured in housing loans.

There was a 183% increase in productivity and AED246m in annual budget savings. Customer satisfaction also reached 98.75%, placing MBRHE as Dubai’s top-rated government entity for three consecutive years.

Additionally, pre-approved designs alone have saved citizens 3,444 months in cumulative processing time and AED29m in design costs.

Aligned with the Dubai Social Agenda 2033 and MBRHE’s 2022–2026 strategic plan, the Smart Housing Experience reflects a long-term commitment to citizen happiness, service excellence, and digital transformation.

Looking ahead, MBRHE is set to enhance the platform with blockchain-secured contracts, AI-based financial planning tools, and a scalable cloud-based architecture to meet growing demand and future-proof the system.

In a bold move to reshape the future of housing finance in the UAE, the Mohammed Bin Rashid Housing Establishment (MBRHE) has joined forces with Emirates Islamic Bank (EIB) to launch the Sustainable Financing Partnership—a groundbreaking public-private collaboration designed to revolutionise housing accessibility, affordability, and long-term sustainability for Emirati citizens.

At its core, this initiative is a forward-thinking model that directly supports national ambitions to enhance homeownership opportunities whilst ensuring prudent financial stewardship for both individuals and government entities.

Built on a foundation of strategic collaboration with government stakeholders—including the Dubai Land Department, Dubai Municipality, RTA, and DEWA—the initiative leverages advanced technologies such as artificial intelligence, real-time data exchange, and digital automation to streamline the entire housing loan process.

The result is a true win-win-win model.

For citizens, it enables faster, more flexible access to home financing with significantly reduced procedural barriers.

For the government, it optimises resource allocation without increasing public expenditure.

For the banking sector, it expands the reach of digital services and drives financial inclusion.

Crucially, this partnership has delivered a significant positive impact on MBRHE’s financial efficiency. With Emirates Islamic Bank assuming responsibility for funding the housing loans, MBRHE has secured over AED2.8b in housing loan approvals, achieved a 183% increase in productivity, and realised annual budget savings of AED246m. These financial gains have gone together with a record customer satisfaction rating of 98.75%, underscoring the initiative’s operational excellence and social value.

More than just a financing solution, the Sustainable Financing Partnership is a future-oriented model designed to grow and adapt. Upcoming enhancements include blockchain-secured housing contracts, predictive financial modelling, and integration with broader smart city frameworks.
